Home Inspector in Overland Park and Kansas City

What does a home inspector do? If you have never had a home inspection, you might be asking yourself this question. If you are buying or selling a home, you have probably discussed a home inspection with your realtor, but you may not know what to expect during the process.

As the name indicates, a home inspector is someone who inspects properties for other people, usually as part of the process of selling or purchasing a home. A home inspector from Gordon & Associates will look at the condition of the following parts of a home during a standard inspection:

  • Plumbing
  • Electrical
  • Heating
  • Cooling
  • Built in Appliances
  • Foundation
  • Roof
  • Doors
  • Windows
  • Stairs
  • Ceilings
  • Walls
  • Fireplaces
  • Decks
  • Additional items and systems unique to a particular home if needed

The average home inspection takes about two hours, but could take longer for larger or more complex homes. Once the inspection has been completed, we will explain any problems that were discovered and discuss them with you. We will also make recommendations for routine maintenance and answer any questions. A printed report of the home inspection will be provided to you as part of the service. Sample inspection reports are available.

The inspection report will be especially important if you are selling a home, since both Missouri and Kansas law requires a seller to disclose known problems to potential buyers. A home inspection can also be useful if you are planning renovations or upgrades to your house, so that you can be knowledgeable about your home’s current condition when talking to contractors and getting estimates.

There are currently no licensing laws in either Kansas or Missouri for home inspectors. The only way to be sure you are getting a true professional is to hire a certified home inspector.  The American Society of Home Inspectors (ASHI) certifies home inspectors, and also publishes a Standard of Practice and Code of Ethics which outlines what clients should expect to have covered in their home inspection report.
