Do You Really Need a New Home Construction Inspection

It’s common for buyers to assume a brand new home does not need to be inspected. The
logic makes sense on the surface. The house is new, the builder is established, and
everything looks clean and finished. But what we see during new construction inspections
often tells a different story.

New homes are built by multiple trades working on tight schedules. Framing, electrical,
plumbing, HVAC, roofing, insulation, and exterior work are often completed by different
crews at different times. Even when everyone is doing their best, details get missed. Many
of the issues we find during new construction inspections are not obvious during a
walkthrough and are hidden to the untrained eye.

When we inspect new construction homes throughout the Kansas City area, we regularly
find items that need correction. Sometimes those items are minor. Other times they involve
installation errors, drainage concerns, missing or improperly installed flashings and
stonework, or other system components that were never properly completed or tested.
Catching these issues before closing gives the builder the opportunity to address them
while they are still responsible for the work.

A new home construction inspection focuses on how the home was built, not just how it
looks once it’s finished. We carefully evaluate roof installation, flashing details, grading and
drainage, insulation coverage, electrical connections, plumbing installation, HVAC
operation, and overall workmanship. We take the time to look closely at details that are
often overlooked when the focus is only on cosmetic finishes.

Many buyers choose to schedule inspections at multiple stages of construction, such as a
pre drywall inspection and a final inspection. A pre drywall inspection allows issues to be
identified while framing, wiring, and plumbing are still visible and easier to correct. A final
inspection helps confirm that systems are operating properly and that previous items were
addressed before closing.

The purpose of a new construction inspection is not to challenge the builder or create
unnecessary conflict. It is to verify that the home was built correctly and to give the buyer a
