Homes in this area
often have crawlspaces, grading concerns, termite damage, mold, or older components that
require a closer look.
Dru Gordon is an ASHI certified home inspector with years of experience inspecting homes
throughout Kansas and Missouri. In unregulated markets like Kansas, choosing a qualified and
certified inspector matters. Many buyers look specifically for inspectors affiliated with the
American Society of Home Inspectors because it reflects a higher standard of training and
consistency.
Dru is a member of the American Society of Home Inspectors (ASHI), member #245322, and
holds multiple certifications including Radon KS #KS-MS-0049, Kansas Department of
Agriculture #17019, Missouri Department of Agriculture #N7303, and MICRO Certification 83697. These credentials reflect a commitment to performing inspections with attention to detail and in line with recognized industry practices.

What a Certified Home Inspection Should Look Like

When you hire a certified home inspector near Louisburg Kansas, the expectation is that the
entire home is evaluated carefully, not just the obvious areas. During a home inspection in
Louisburg, the process includes a full review of the roof, attic, structure, foundation, electrical
system, plumbing, heating and cooling equipment, and exterior condition of the home. Each
system is evaluated as part of the overall inspection so the condition of the property can be
clearly understood.
Homes in Louisburg can vary quite a bit. Some are newer construction, while others have been
around for many years and have gone through updates or repairs over time. It’s common to see
a mix of systems depending on the age of the home, which is why a methodical inspection is
important.

Local Experience in the Louisburg Area

We perform inspections throughout Louisburg and the surrounding communities on a regular
basis. Homes in this area often include a mix of suburban properties and homes with more land,
and each comes with its own considerations. Part of the inspection process includes evaluating
how the home has been maintained over time, including drainage around the property, signs of
moisture intrusion, and the overall condition of the systems that support the home.

Clear Communication After the Inspection

After the inspection is complete, we walk through the main findings with you and make sure
everything is clearly explained. Most buyers want to understand what is typical, what may need
attention, and what could become a larger issue over time. The inspection report is typically
delivered within a few hours so you can review everything while the details are still fresh and
make informed decisions moving forward.

If you are looking for a certified home inspector near Louisburg Kansas or an ASHI certified
home inspector in the Louisburg area, feel free to reach out. We take the time to inspect the
home thoroughly so you have a clear understanding of what you are walking into.

Many of the inspections we perform from our Overland Park location are for buyers who simply
want to understand the home they’re about to purchase before moving forward. Whether it’s a
house in a well established neighborhood or a newer home in one of the many growing
developments around Johnson County, the goal of the inspection is the same. Take the time to
evaluate the home carefully so you know exactly what you are buying.

Homes in Overland Park and the surrounding Kansas City communities can vary quite a bit.
Some neighborhoods were built decades ago and have gone through several renovations over
the years. Others are newer developments where homes may still be under construction nearby.
Because of that, every inspection requires patience and attention to detail so nothing important
gets overlooked.

From our Overland Park location we regularly inspect homes throughout Johnson County and
the Kansas City metro area including Olathe, Prairie Village, Leawood, Lenexa, Shawnee,
Mission, and nearby communities throughout the Kansas City area. We spend a lot of time
inspecting homes in these areas and are familiar with many of the common construction styles
and issues that tend to show up.

Taking a Careful Look at the Home
When we inspect a home, we move through the property methodically and take our time
evaluating the major systems and structural components. This includes the roof, attic,
foundation, electrical system, plumbing, heating and cooling equipment, and the exterior
condition of the property.

We also pay close attention to areas where moisture or long term wear can develop over time.
Attics, basements, crawlspaces, and areas around windows and drainage are carefully
evaluated since they often reveal how the home has performed over the years. We also offer
Mold inspections, Sewer scope inspections, and Radon testing.

Areas We Commonly Inspect
Many of the homes we inspect are located throughout Johnson County and nearby parts of the
Kansas City metro. We frequently perform home inspections in:

● Overland Park Kansas
● Olathe Kansas
● Prairie Village Kansas
● Leawood Kansas
● Lenexa Kansas
● Shawnee Kansas
● Mission Kansas
● Kansas City area

Each community has its own mix of home styles, ages, and construction types. Because we
inspect homes throughout these areas regularly, we’re familiar with many of the conditions and
maintenance concerns that tend to appear in Johnson County homes.

Walking You Through the Important Findings
After the inspection is complete, we take time to walk through the major findings with you and
answer any questions you may have. Many buyers want to understand what items are normal
maintenance concerns and which things may require more attention, and we make sure those
points are clearly explained.

Our inspection reports are typically delivered within a few hours so you can review everything
while the details are still fresh.

If you’re searching for a home inspector in Overland Park Kansas or need a home
inspection near Olathe, Leawood, Lenexa, Shawnee, Prairie Village, Mission, or anywhere
in the Kansas City area, feel free to reach out.

We would be happy to help you get a clear understanding of the home you are considering.

We take the time to go through the home carefully so you have a clear
understanding of its condition before moving forward.

Homes around Ottawa and the surrounding communities can vary quite a bit. Some houses
have been standing for decades and have seen several renovations over the years.
We perform quite a few inspections in Lawrence, and the homes there can be very different
from one another. Some properties near downtown have been standing for decades and have
gone through multiple renovations over the years. Other homes are newer construction on the
edges of town where entire neighborhoods are still growing.

Because of that mix, a home inspection in Lawrence really requires a careful and methodical
approach. No two homes are exactly the same, and the goal of the inspection is to understand
how the home was built, how it has been maintained, and whether there are any conditions a
buyer should be aware of before moving forward.

A Thorough Look at the Entire Home
During a Lawrence home inspection we go through the property systematically and evaluate the
major systems and structural components of the home.
This includes the roof, attic, structure, foundation, electrical system, plumbing system, heating
and cooling equipment, and the exterior condition of the property. Each part of the home is
evaluated as part of the inspection so buyers have a clear understanding of the overall
condition.

Spaces such as attics, basements, and crawlspaces often reveal how a home has been
performing over time, so those areas are carefully evaluated as well. Drainage around the
home, exterior grading, and visible signs of moisture intrusion are also important parts of the
inspection.

The goal is to provide an accurate picture of the home’s condition so buyers are not left
guessing about what they are purchasing.

Homes in Lawrence Often Have a Long History
Many homes in Lawrence have been updated or modified over the years. It is common to see
homes where portions of the property have been renovated while other areas remain original. In
some cases additions have been built or systems have been updated over time.

Because of that, inspections often involve looking at how different parts of the home tie together
and whether systems appear to be functioning properly today.

Depending on the property, some buyers also choose to add additional services such as sewer
scope inspections, radon testing, or mold testing to gain a more complete understanding of the
home.

This question usually comes up when a home looks good on the surface. The showing went
well, the layout works, and nothing obvious stood out. In those moments, it’s easy to
wonder whether a home inspection is really necessary. What we see during inspections
often tells a more complete story.
A home inspection is typically the first time someone takes a detailed, unbiased look at the
property without any pressure tied to selling it. Showings move quickly. Repairs can often
be cosmetic. An inspection is where systems, installation quality, and long-term
performance of your home start to matter.
The findings we document are rarely about one dramatic issue. More often, they are
practical concerns that affect how the home functions day to day or how it will need to be
maintained over time. That might include moisture intrusion, electrical or plumbing work that
was never properly corrected, ventilation issues, or components that are approaching the
end of their service life.
When we inspect a home, we work through it methodically. We evaluate the roof, structure,
foundation, electrical system, plumbing, heating and cooling equipment, attic spaces,
crawlspaces, and exterior. If something raises a concern, we investigate it further rather
than moving on. That may involve tracing moisture patterns, checking installation details, or
verifying how a system is actually operating under normal conditions.
Once the inspection is complete, we take time to walk you through the major findings on
site. We explain what we found, why it matters, and where your attention should be
focused. You’re encouraged to ask questions, and nothing is rushed. The full inspection
report is typically delivered within a few hours and is written clearly so it can be easily
reviewed and referenced later.
Even when a home is in solid condition, an inspection provides clarity. It confirms what’s
working well and identifies areas that may need attention now or in the future. For many
buyers, that understanding is what makes the inspection worthwhile.
If you’re asking whether you need a home inspection, it usually means you want a clearer
picture before moving forward. That’s exactly what the inspection is meant to provide.

Mold concerns become more common in Kansas City as winter ends and spring begins.
Homes that have dealt with snow melt, temperature swings, or long periods of indoor
humidity often start showing recurring signs once conditions warm up.
One important thing to understand about mold is that it does not appear without a reason.
Mold requires moisture. That moisture may come from roof leaks, plumbing issues,
foundation seepage, condensation, or ongoing ventilation problems. The mold itself is a
symptom. The moisture source is the cause.
During mold inspections in Kansas City, we take a structured approach that looks at both
visible conditions and air quality. We inspect not only common problem areas, but the entire home.
When testing is performed, we collect air samples from each level of the home. This allows
us to compare mold spore levels throughout the house and establish whether indoor levels
are elevated. Samples are analyzed to determine spore counts and types, which helps
clarify whether mold conditions are within a normal range or may be a concern. Surface
sampling may also be performed when visible growth is present.
Testing alone is only part of the picture. We also focus on identifying why mold conditions
exist in the first place. This includes looking for active or past leaks, condensation issues,
poor ventilation, grading or drainage problems, and other moisture sources that may be
contributing to the issue. Every home is recommended to have mold testing, but not every mold concern
requires remediation. Our role is to provide clear information so homeowners and buyers
can understand what’s present, why it’s there, and what steps make sense moving forward.
We are not here to overstate findings or recommend unnecessary services.
Spring is often when mold concerns become noticeable, but the conditions that cause them
usually developed well before that. A professional mold inspection helps connect the dots
and removes guesswork.
If you’re concerned about mold during a real estate transaction or in your home, a mold
inspection can provide clarity and direction so you can address the situation appropriately.

When buyers schedule a home inspection in Overland Park, they are usually looking for clear answers, but they also want to know that nothing important is being rushed or
overlooked. Our approach is built around taking the time needed to fully understand the
condition of the home and explain it clearly.

At Gordon and Associates, we inspect homes throughout Overland Park and Johnson
County every week. We slow the process down and work through the home systematically,
focusing on how each system is functioning and how it all works together. We do not rely on
surface level observations. We take a close look at details that often get missed when
inspections are rushed.

During an Overland Park home inspection, we thoroughly evaluate the roof, structure,
foundation, electrical system, plumbing, heating and cooling equipment, attic, crawlspace,
and exterior components. We look closely for moisture intrusion, drainage issues,
installation concerns, and signs of repairs that may not have been completed properly. Our
inspections are detailed and deliberate, with attention given to both current condition and
potential future concerns.

After the inspection is complete, we walk you through the major findings on site and take
time to answer questions so you understand what we found and why it matters. Your full
inspection report is typically delivered within a few hours and includes clear explanations
and photos so you can review everything again later without confusion.

We always recommend adding services such as sewer scope inspections, radon testing, or mold evaluations. These additional inspections are always beneficial no matter the age of the house. If you are unsure on adding one of these inspections we are always here to explain what they cover and how they provide additional insight into the property.

If you are looking for a home inspector in Overland Park Kansas or the surrounding area,
we are here to help. We inspect homes throughout Overland Park and Johnson County and
focus on being thorough, transparent, and easy to work with.

It’s common for buyers to assume a brand new home does not need to be inspected. The
logic makes sense on the surface. The house is new, the builder is established, and
everything looks clean and finished. But what we see during new construction inspections
often tells a different story.

New homes are built by multiple trades working on tight schedules. Framing, electrical,
plumbing, HVAC, roofing, insulation, and exterior work are often completed by different
crews at different times. Even when everyone is doing their best, details get missed. Many
of the issues we find during new construction inspections are not obvious during a
walkthrough and are hidden to the untrained eye.

When we inspect new construction homes throughout the Kansas City area, we regularly
find items that need correction. Sometimes those items are minor. Other times they involve
installation errors, drainage concerns, missing or improperly installed flashings and
stonework, or other system components that were never properly completed or tested.
Catching these issues before closing gives the builder the opportunity to address them
while they are still responsible for the work.

A new home construction inspection focuses on how the home was built, not just how it
looks once it’s finished. We carefully evaluate roof installation, flashing details, grading and
drainage, insulation coverage, electrical connections, plumbing installation, HVAC
operation, and overall workmanship. We take the time to look closely at details that are
often overlooked when the focus is only on cosmetic finishes.

Many buyers choose to schedule inspections at multiple stages of construction, such as a
pre drywall inspection and a final inspection. A pre drywall inspection allows issues to be
identified while framing, wiring, and plumbing are still visible and easier to correct. A final
inspection helps confirm that systems are operating properly and that previous items were
addressed before closing.

The purpose of a new construction inspection is not to challenge the builder or create
unnecessary conflict. It is to verify that the home was built correctly and to give the buyer a
clear understanding of the property before moving in. After the inspection, we walk through
the findings with you, explain what matters most, and provide a detailed report so you can
follow up with the builder as needed.

If you’re looking for a new home construction inspector in the Kansas City area, Gordon and
Associates is happy to help. Our inspections are detailed, independent, and focused on
providing clear, usable information throughout the building process.
